From Disputed Land to Premium Commercial Asset
Challenge: A Raipur family owned 45 acres of agricultural land on the Raipur-Durg highway that had been locked in a mutation dispute for 8 years. Multiple dealers had refused to touch it.
Action: Satbir's team traced the ownership chain back to 1975 revenue records, identified the dispute origin, worked with the SDM office for dispute resolution, completed fresh mutation, and obtained CLU for commercial use.

NRI Investor's First CG Land Acquisition — Zero Risk
Challenge: An NRI based in Dubai wanted to invest ₹5 Cr in land near Naya Raipur but had zero local knowledge and feared title fraud — a common concern for diaspora investors in Chhattisgarh.
Action: End-to-end remote management — drone surveys shared via video calls, physical title verification at NRDA and tehsil, encumbrance checks, legal opinion from a panel advocate, and registered power of attorney for transaction execution.
Result: 25 acres acquired near Atal Nagar Sector 21 periphery with clean title. Current market valuation: 2.2x in 18 months. Investor now planning second acquisition.
120-Acre Land Banking on Emerging Highway Corridor
Challenge: A real estate fund wanted to build a land bank along the Raipur-Mahasamund highway corridor before the upcoming 4-lane expansion project increased prices.
Action: Identified 120 acres across 3 contiguous parcels, conducted title verification on all parcels simultaneously, negotiated with 7 different landowners, managed revenue record corrections for 2 parcels, and structured a phased acquisition to manage cash flow.
Result: Full 120 acres acquired at pre-announcement pricing. Highway expansion confirmed 6 months later. Estimated future value: 4x acquisition cost over 5-year horizon.
Industrial Zone CLU — Bhilai Steel Plant Periphery
Challenge: An industrial developer needed 8 acres near Bhilai Steel Plant for a component manufacturing unit. The land was agricultural, requiring complex CLU and environmental clearances from multiple departments.
Action: Handled CLU application with Durg collectorate, environmental impact assessment, Chhattisgarh Environment Conservation Board NOC, CGWB groundwater clearance, and industrial building permit from Bhilai Municipal Corporation.
Result: All approvals obtained in 8 months (typical timeline: 18-24 months). Manufacturing unit now operational. Client has referred 3 additional industrial buyers.
