Frequently Asked Questions

Common questions about land development, acquisition, legal compliance, CLU, RERA, and real estate investment in Raipur and Chhattisgarh.

General

We operate across all major cities and growth corridors in Chhattisgarh — Raipur, Naya Raipur (Atal Nagar), Durg, Bhilai, Bilaspur, Korba, Rajnandgaon, Mahasamund, Jagdalpur, and emerging highway corridors along NH-30, NH-53, and the Raipur-Jagdalpur expressway. Our headquarters is in Raipur, with ground-level presence across 15+ districts.

Unlike conventional property dealers who focus on buy-sell transactions, Satbir Juneja is a strategic land developer who handles the complete lifecycle — identification, due diligence, legal compliance, government liaison, master-planning, development consulting, and buyer disposition. With an MBA from Australia and 10+ years of CG market experience, he brings both international frameworks and deep local expertise in Chhattisgarh's land revenue system, RERA, and CLU processes.

Land Acquisition

Our process: (1) Requirement analysis — budget, purpose, location preference, timeline. (2) Land identification using our Raipur/CG network. (3) Due diligence — title verification, revenue records (khasra, B1, P2), encumbrance certificate. (4) Legal clearance — mutation check, lien/dispute verification. (5) Government approvals — CLU if needed, NOCs from relevant departments. (6) Transaction — agreement, stamp duty, registration, possession. Timeline: 3-8 months depending on complexity.

Legal

Yes. RERA compliance and Change of Land Use (CLU) applications are our core expertise. We handle CLU with both Raipur Development Authority (RDA) and Naya Raipur Development Authority (NRDA). We have also processed environmental clearances, pollution board NOCs, forest department NOCs, and irrigation department clearances for projects across Chhattisgarh. Our team understands the CG Land Revenue Code intimately.

Title verification in Chhattisgarh involves checking: (1) Khasra records at tehsil office (2) B1 Khatoni for ownership chain (3) Encumbrance certificate from sub-registrar office (4) Mutation records (5) Revenue court case search (6) Physical survey and boundary verification. We handle this entire due diligence process and provide a detailed title report before any transaction proceeds.

Investment

Naya Raipur (now officially Atal Nagar) is Chhattisgarh's planned smart city and the new capital area. Land near Naya Raipur's Sectors 17-30, the IT park zone, the airport corridor, and the Mantralaya complex has seen consistent appreciation. However, title verification and proper NRDA approvals are critical — many parcels have complex ownership histories. We help investors identify genuine opportunities and avoid title risks in the Naya Raipur zone.

Land banking is the strategic acquisition of large land parcels in growth corridors before development reaches them. In Chhattisgarh, prime land banking opportunities exist along the Raipur-Durg corridor, Raipur-Mahasamund highway, Bilaspur-Korba belt, and Naya Raipur's outer sectors. We identify parcels with strong infrastructure pipeline (upcoming roads, metro, industrial zones), verify titles, and structure acquisitions for 3-7 year holding periods. Returns typically range from 2x-5x depending on location and development timeline.

Commercial

AJ Developers handles plotted residential layouts (5-50 acres), commercial/retail hubs, industrial zones and logistics parks, township master plans (50-200 acres), warehouse and cold-storage land, institutional land for hospitals/schools/hotels, and mixed-use developments. We operate primarily in Raipur, Naya Raipur, Durg-Bhilai, Bilaspur, and Korba. Every project includes feasibility analysis, master-planning, regulatory compliance, and go-to-market strategy.

Process

Timelines vary: Simple land sale/purchase: 2-4 months. Land acquisition with CLU: 6-12 months. Full development consulting (master-plan to market): 12-24 months. Government liaison-heavy projects (multiple NOCs): 8-18 months. We provide a detailed project timeline during initial consultation and maintain weekly progress updates throughout.

For selling agricultural land in Chhattisgarh you need: (1) Original sale deed or succession certificate (2) Khasra/P2 copy from tehsil (3) B1 Khatoni (ownership record) (4) Encumbrance certificate (last 13 years) (5) Mutation copy (6) No-objection from co-owners if any (7) Aadhaar and PAN of seller (8) Diversion/CLU certificate if converting from agricultural use. We handle all documentation and can guide you through the process end-to-end.
